In recent months, luxury giants<\/strong><\/b> such as Lvmh and Chanel – which has just purchased a building on Avenue Montaigne –<\/strong><\/b> have shifted their real estate purchases to<\/strong><\/b> this precious thoroughfare or to the Champs Elys\u00e9es<\/strong><\/b>…<\/p>\n <\/p>\n And yet, the heart of Parisian luxury<\/strong><\/b> is located on the axis formed by Rue du Faubourg Saint-Honor\u00e9, Rue Saint-Honor\u00e9 and Rue Royale.<\/strong><\/b> This is the conclusion of a study carried out by Seiki, a<\/strong><\/b> firm specializing in mobility analysis, on behalf of the Comit\u00e9 du Faubourg Saint-Honor\u00e9.<\/strong><\/b><\/p>\n <\/p>\n <\/p>\n In fact, it is \u201cthe epicenter of global luxury <\/strong><\/b>, surpassing several other major avenues of international renown\u201d. The Faubourg Saint-Honor\u00e9, Rue Saint-Honor\u00e9 and Rue Royale, \u201cclosely followed by Via Monte Napoleone in Milan and Madison Avenue in New York\u201d<\/strong><\/b>, would do better in Paris than the Avenues des Champs-\u00c9lys\u00e9es or Montaigne.<\/strong><\/b><\/p>\n\n <\/p>\n To back up its assertion, Seiki conducted its investigations between January 2023 and May 2024, on the 25 arteries<\/strong><\/b> with the highest concentration of luxury brands, located in major capitals or cities in 15 countries, with a population representative of total traffic.<\/p>\n <\/p>\n Rue du Faubourg Saint-Honor\u00e9 and Rue Saint-Honor\u00e9<\/strong><\/b> stand out \u201cin terms of concentration of the ultra-luxury target and of the CSP++ populations, particularly international, with very high incomes<\/strong><\/b>\u201d, Seiki points out. \u201cFootfall among these two targets on the Faubourg Saint-Honor\u00e9\/Saint-Honor\u00e9 axis is respectively 61% and 73% higher on average than on the 23 other arteries.”<\/strong><\/b><\/p>\n <\/p>\n Compared with other avenues such as Via Monte Napoleone in Milan or Madison Avenue in New York, \u201cthe Parisian streets represented by the Comit\u00e9 du Faubourg Saint-Honor\u00e9 also record\u201d \u201cthe highest density of luxury boutiques per square metre<\/strong><\/b>\u201d.<\/p>\n <\/p>\n <\/p>\n The district’s \u201cultra-luxury\u201d positioning is particularly prized by a \u201cdemanding clientele, notably from the United States, China and the Middle East<\/strong><\/b>, with an average expenditure of \u20ac3,326 in the first half of 2024<\/strong><\/b>\u201d.<\/p>\n <\/p>\n And to attract this \u201cdiscerning clientele\u201d, it’s best to look your best. According to the Comit\u00e9 du Faubourg Saint-Honor\u00e9, chaired by Benjamin Cymerman,<\/strong><\/b> the study confirms the validity of the \u201cvast project to redevelop and embellish the rue du Faubourg Saint-Honor\u00e9\u201d<\/strong><\/b>, scheduled for the first quarter of 2025<\/strong><\/b>.<\/p>\n <\/p>\n \u201cThis project reflects our close collaboration with the municipality and the City of Paris (with whom an \u201cunprecedented co-financing<\/strong><\/b> arrangement\u201d has been set up), and responds to the Comit\u00e9’s main mission: the preservation and enhancement of this unique district<\/strong><\/b>,\u201d emphasized Benjamin Cymerman, President of the Comit\u00e9 du Faubourg Saint-Honor\u00e9.<\/p>\n <\/p>\n <\/p>\n Founded in 1902, the Comit\u00e9 du Faubourg Saint-Honor\u00e9 brings together more than 120 members –<\/strong><\/b> emblematic luxury players from the worlds of jewelry, fashion, beauty, hospitality, art and watchmaking<\/strong><\/b>. All are based, of course, on rue du Faubourg Saint-Honor\u00e9, rue Saint-Honor\u00e9, rue Royale and rue Boissy d’Anglas.<\/p>\n <\/p>\n The Comit\u00e9 \u201cworks to promote the district, both in France and internationally,<\/strong><\/b> through prestigious and original events\u201d. It also strives to \u201cdefend and preserve the heritage<\/strong><\/b>\u201d of their district, \u201ca symbol of luxury and elegance\u201d, in dealings with public authorities.<\/p>\n <\/p>\n <\/p>\n In more detail, the Seiki X Comit\u00e9 du Faubourg Saint-Honor<\/strong><\/b>\u00e9 study<\/strong><\/b>began by identifying the sections of major thoroughfares<\/strong><\/b> that are home to the world’s leading luxury brands.<\/strong><\/b><\/p>\n <\/p>\n It then compiled an exhaustive list of luxury-related points of interest (POIs)<\/strong><\/b> on each of these routes. Seiki then \u201cqualified mobility<\/strong><\/b> in and around each of these axes using its traffic model\u201d. It then gathered exogenous data, to \u201cintegrate the dimension of international tourism<\/strong><\/b>, from sources such as operators (Open Data Tourism, Cushman & Wakefield, etc<\/strong><\/b>) providing duty-free feedback.\u201d<\/p>\n <\/p>\n The firm then drew up a composite \u201cultra luxury target\u201d index<\/strong><\/b>, integrating several factors: presence of CSP++ populations, POIs attracting the \u201cluxury\u201d segment, international tourists with high purchasing power and real estate indicators relating to price per square meter<\/strong><\/b>…<\/p>\n <\/p>\n Finally, the index<\/strong><\/b> was calculated on the basis of 100 for all the addresses analyzed<\/strong><\/b>, and then ranked<\/strong><\/b> in descending order of importance.<\/p>\n <\/p>\n <\/p>\n The“Faubourg Saint-Honor\u00e9, Rue Saint-Honor\u00e9 and Rue Royale<\/strong><\/b> \u201daxis<\/strong><\/b> thus achieves, according to Seiki methodology, a maximum score of 161<\/strong><\/b>, ahead ofVia Monte Napoleone in Milan (160), Madison Avenue in New York (156), Via Condotti in Rome (152), 5th Avenue in New York (150), Avenue Montaigne in Paris (147), Rodeo Drive in Los Angeles (146), Avenue des Champs Elys\u00e9es in Paris (133), New Bond Street (129) and Sloane Street (127)<\/strong><\/b>, both in London.<\/p>\n <\/p>\n Generally speaking, cities on the Old Continent are in the majority<\/strong><\/b>, with seven places in the top ten, while the United States takes three.<\/strong><\/b> A ranking that reflects the importance of these countries in the luxury goods market.<\/p>\n <\/p>\n Asia only appears in eleventh place<\/strong><\/b>, occupied by Ginza (Tokyo)<\/strong><\/b> with a score of 111, while Tsim Sha Tsui (104) and Causeway Bay (101) in Hong Kong<\/strong><\/b> are ranked thirteenth and fourteenth, behind Maximilianstrasse in Munich (107).<\/p>\n <\/p>\n And the next eleven streets on the list are all located in European cities (D\u00fcsseldorf, Madrid, Barcelona, Geneva, Zurich, Amsterdam, Brussels, Copenhagen, Stockholm, Lisbon and Prague…)<\/strong><\/b>!<\/p>\n <\/p>\nBetter than Montaigne and Champs Elys\u00e9es avenues<\/h2>\n
